Institutional Case Study
An exclusive private day school leases an institutional campus from a national religious diocese. Upon entering a disposition mode, the diocese offers the campus and its buildings available for sale. The school was faced with buy/build/lease decisions compounded with the challenges of growing curriculum and maintaining accreditations. A/E/C Solutions provides Campus Facilities Audit to determine current value of the property, systems life cycle and maintenance forecast for a period of twenty five years. This data in conjunction with real estate appraisals leveraged the sale price and enabled an achievable proforma for operating expense. Through subsequent Cash Flow and Event Timelines A/E/C Solutions developed strategies for funding and regulatory approvals necessary to increase student occupancies and neighborhood parking constraints. Upon closing on the property and now wearing an “Owner’s Hat”, the school pursued a Master Plan to determine best use of newly acquired space and reprogramming of current classroom, athletics and science labs. Since current enrollments favored lower grades, space programming required flexibility to adapt upper grade curriculum as the student population matured. (See Figure 1.0) Multiple scope/price point options where considered and decisions where made with buy-in from parents, faculty and trustees. To implement approved programs, A/E/C Solutions provided strategic sourcing for design, engineering, construction, technology, equipment and administered all contracts. On site supervision and project management ensured the programs were delivered on time and under budget. Scheduling was designed within the calendar year to diminish disruption, deter safety risks, and to avoid construction labor premiums associated with competing institutions.
